What is First-Time Homebuyer Counseling?

Buying your first home can be a very exciting time in your life. But it can also be a confusing and often stressful time, too. After all, you're about to make one of the biggest purchases you'll ever make, and there are countless questions that a first-time homebuyer should be asking, such as: Am I paying too much for the house? Is my interest rate too high? Is it a safe neighborhood? Is it a good school system? How much are the property taxes? Is the house structurally-sound? Our courses help you understand the entire process.

In addition to preparing you for homeownership, many lenders often require that you complete an approved homebuyer course in order to qualify for special incentives, such as down payment assistance and closing cost assistance. Cambridge is a HUD-approved Housing Counseling agency offering the eHome America course, which is based on Realizing the American Dream from NeighborWorks America. This course meets the National Industry Standards for Homebuyer Education and may be used towards programs such as Mass Housing, U.S. Department of Agriculture (USDA), and Veteran’s Affairs (VA) loans.

Already a homeowner? Learn how to maximize the homeowner experience with a Post-Purchase Homeowner Education course!

Cambridge offers the E-Home America course Post Purchase Homeowner Education. This course is designed to help new homeowners understand the importance of budgeting, credit, insurances, and other factors that make for successful home-ownership.

The course is fully automated, however at any time while completing the course you are encouraged to contact a Homebuyer Counselor with any questions, feedback or concerns. The cost of the course is $50.00 and upon successful course conclusion you will be able to print the certificate verifying completion.

Our Approved First-Time Homebuyer Courses

The Road Home

Cambridge Credit Counseling is also authorized to administer the mandatory 1st-time Homebuyer On-line Course required by MassHousing in order to complete the loan closing . This course does require 1 hour of participation with a Housing Counselor in addition to the online course. The cost is $100.00 and the borrower would need to contact our office to be set-up with log-in information.

E-Home America

Cambridge offers the eHome America course which is based on the NeighborWorks America's Realizing the American Dream curriculum and meets the National Industry Standards for homebuyer education. This course may be utilized toward programs that require the 8-hour HUD/USDA, as well as the MassHousing. The course is fully automated, however at any time while completing the course you are encouraged to contact a Homebuyer Counselor with any questions, feedback or concerns. The cost of the course is $99.00 and upon successful course conclusion you will be able to print the certificate verifying completion.

Framework Homeownership Course

Another course that Cambridge is authorized to administer is the Framework Homeownership Course. This course is required by Fannie Mae's Homepath ReadyBuyer Program and qualifies as the homebuyer education requirement for most local and national mortgage loan products and first-time homebuyer incentives with an educational requirement.

Landlord Education Course

Cambridge’s offers one-on-one landlord training courses to provide the education necessary to be a knowledgeable and responsible landlord. The cost for this one-on-one educational course is $125. All of the necessary course matierials will be provided to you upon registration. On occasion, we also offer this course via webinar if partipation levels permit. These webinars last approximately 3 hours and the cost is only $99. There are two ways in which you can register for this course.
